There are a lot of steps involved in developing an ADU. Once you have determined how you will finance an ADU, and developed designs and plans, it is time to acquire a contractor. Here are 4 tips to find ADU contractor that will work best for your project.
1 Needs To Be Fairly Priced
Working with a contractor that gives you an outrageously low price is never a good idea. If their price is far below what others are bidding on your project at, chances are they are not experienced enough for the job or plan on hitting you with fines later on. Don’t take the risk of working with them.
This is not to say you need to work with the highest-priced contractor either. Acquire a couple of bids from various contractors and choose the most affordable option that doesn’t compromise the quality of work.
2 Familiar With Local ADU Laws
The contractor you choose should be familiar with the ADU laws in your area. ADU laws are constantly changing on a state and local level, meaning the professional you choose to work with needs to be staying up to date on the changes. Plus, the laws that apply to your neighbor may not be the same rules and regulations that apply to you. It can be very confusing, so find someone who knows exactly what they are doing.
3 Has A Supply Chain Plan
Your contractor should have established connections to obtain the necessary raw materials, products, and services needed to complete your ADU project. Ask them from the start if there are any materials they are struggling to get ahold of or if they know of any deals you might be able to get. This way you will know what is available to you and whether you need to work with someone else.
4 Has Great Reviews
Always check the reviews of your potential client before working with them. Check out both the positive and negative reviews and see how the contractor tried to reconcile the negative ones. You should also take a look at some of their completed projects to make sure they are the kind of quality work you are expecting.
