Facility Management Specialties to Ensure Effectiveness of Technology

Facility management companies ensure corporate and regulatory compliance and proper operation of all aspects of a building to create an optimal, safe, and cost-effective environment for occupants to operate. This is done by conducting the following activities.

Fire Safety Concerns: Threats caused by fire include loss of life, and the possibility of damage or even loss of business. Answers to help desk calls are preferred but can be as simple as lights not on, too hot or too cold, freezing rainwater, coffee splashing, photocopier jamming, crackers bursting, vending machine problems etc.

Help desks can also be used to book meeting rooms, bike and car parking spaces, and many other services, but this often depends on how the facilities management company department is organized. The convenience category can be divided into two categories, often referred to as “soft” and “hard” services. Soft services would include reception, post room, cleaning etc., whereas hard services would include mechanical and electrical services.

Tendering: Facility management teams will periodically look to re-tender their contracts, or at least standardize them, to ensure they are getting paid. For this to happen, it is essential to have an up-to-date list of equipment or resources to send with the tender. This information is often kept on the same computer as the maintenance schedule and can be overlooked as equipment is changed, replaced or updated as new items are installed. Asset registers are also an important tool for budgeting, used to forecast life cycle costs and capital expenditures.

Business Continuity Plan: Every company should have a business continuity plan so that the business can recover quickly in the event of a fire or major failure. In large companies, there may be a situation where employees need to move to another site that is set up to model existing operations.
